That’s why we’ve developed the Gold Standard Disclosure Process™ — a platform designed to streamline transactions for agents and provide a better disclosure experience for their clients.

Sellers Shield’s Gold Standard Disclosure Process is NOT a fillable PDF, or an online form, or our own set up of made-up disclosures. 

We have acquired the state and association forms that agents are currently sending their sellers and created a “TurboTax” like experience for the forms featuring:

  • Tips, resources, definitions, and guidance
  • Expandable fields for detailed response
  • The ability to edit and resign later
  • Save the forms in the seller’s and agent’s dashboard
  • Agent can track the seller’s progress
  • Fill out on any device 

HOW IS SELLERs SHIELD DISCLOSURE PROCESS DIFFERENT?

From the moment you and your clients log into the Sellers Shield platform, you’ll notice the ease of use. Our user-friendly interface is designed to guide sellers through the Seller’s Disclosure Notice with ease. Real estate experts have crafted a process that is both intuitive and thorough.

AGENT EXPERIENCE

When an agent logs into their account they will be taken to their dashboard. If they agent has never used Sellers Shield to send their disclosure forms, they click “Invite Seller” to started. A list of all disclosures sent will be populated on the agents dashboard.

 The agent can input the seller’s property and contact information. Then, depending on the state the agent is registered in, they will be able to choose which form(s) they want their seller to complete. Here is a list of the available forms. Don’t hesitated to contact us to request a form. 

Next, the agent can choose if they would like to add Home Sale Legal Protection to protect their seller from buyer disputes. The agent can decide if they want to pay now or pay later at closing.

The agent will then be taken to their dashboard. Here, they can track their sellers’ disclosure progress and protection status. The agent can edit the seller’s information and invitation at any time. Plus, they can also send their seller a reminder to complete their disclosure.

Best part – this process takes the agents 90 seconds or LESS! For agents, time is money. Our disclosure platform is designed to make transactions faster and smoother, allowing agents to focus on what they do best—selling homes. By reducing the time spent on disclosures and minimizing the risk of errors, our platform helps agents close deals more efficiently and with greater confidence.

SELLER EXPERIENCE

When an agent invites a seller to disclose, they receive an access email or a text message. The seller clicks “Start Now” to get started. If needed, agents can resend the sellers’ access email from their dashboard or ask our support team to resend it. The link from the email will send them to our website to create an account. We auto-populate their information and the seller confirms their information that was provided by the agent and corrects any information (ie, misspelled property address or name). The seller will be able to log in and finish, edit, or download their disclosure at any time.

 

 

Next, the seller receives 3 educational slides on disclosing and can click to watch a video or read other resources. The seller will be given a brief introduction as to what disclosure forms are, tips and resources to help prevent mistakes, and understanding the responsibilities that come with disclosing information for their home sale. At the end of it, we ask them to check “I Understand” because in the event of an issue between you and your seller, this is proof that you are fulfilled your fiduciary responsibility. 

 

Sellers are then offered to purchase Home Sale Legal Protection. They can purchase online or out of closing proceeds. Sellers can also click, “No Protection” and move on to the forms.

Seller then starts filling out their disclosure forms. The Gold Standard Disclosure Process™ offers step-by-step guidance, ensuring that every mandatory field is accurately completed and every question is answered. Our platform provides tips, examples, and expandable fields to help sellers understand what information is required
and why it matters. This reduces the risk of errors that could lead to disputes down the line. Our real estate experts and in some cases, association partners, have outlined, written, reviewed, and approved our tips and definitions throughout the disclosure.

Once a seller completes their forms, they will be promoted to sign and date (similar to DocuSign). The seller can send the forms to a second seller to sign, or have them sign at that time.

What is the Gold Standard Disclosure Process?

 

The seller and the agent will both receive the completed forms as a PDF via email. They can also log into their accounts to access the PDFs anytime on their dashboard. The seller can log back into their account at any time to edit their forms.

With our zipForm Plus integration, you can connect your zipForm and Sellers Shield accounts, making it easier and faster to send disclosures.

Completed disclosures will be sent to you via email and will also be in your zipForm account and Sellers Shield account.

If you already have a Sellers Shield account, it automatically connects your Sellers Shield account to your SkySlope account if the email and license id match. If they do not match, it will create a new Sellers Shield account for you. Don’t worry, our amazing support team can help merge the accounts if you previously used Sellers Shield. Just email them at [email protected] 

If you don’t have a Sellers Shield account, it will create one for you. You can access your account by going to sellersshield.com and going to the agent login. Put the email you use in your SkySlope account and create a password. It will walk you through a few more steps, but once in your account, you should see any disclosures you previously sent in SkySlope. 

If you are in Georgia, Minnesota, or Iowa, you will not have a Sellers Shield account. You can contact our customer support if you need help with a disclosure you sent out. 

Texas agents have flexible form options.
Choose TREC forms, use TXR forms with an active TXR license, or let your seller decide. Either way, addenda are added automatically based on how your seller answers their disclosure questions — for example, if they indicate the home was built before 1978, the Lead-Based Paint Disclosure is added for you.

You can also use Sellers Shield when you create a Forms file. 

If you want to send disclosures along with other forms, select the additional forms you need from the library. You don’t need to select the disclosure forms here — you’ll be able to choose those when you initiate Sellers Shield.

If you’re only sending disclosure forms, you can skip the library entirely by clicking on the property address and then clicking ‘Send Disclosures.’
